Two villages on the Trent

Repton stands on the southern side of the Trent valley, on the edge of the river’s floodplain, close to the A38. Its history runs deep: Mercian royalty were baptised here in AD 653, the crypt of St Wystan’s Church dates from the 8th century, and the Great Heathen Army spent the winter of 873 to 874 in the village. Repton School, built on the site of an earlier priory, still takes up much of the centre.

Willington lies on the river itself, about 6 miles south-west of Derby. The Trent and Mersey Canal reached it in 1777 and turned it into a small inland port, the Trent bridge opened in 1839, and the five cooling towers left from the old power stations still mark the skyline. Its railway station has CrossCountry trains towards Derby and Birmingham, and the village is home to Mercia Marina.

Working in Repton’s conservation area

Repton’s historic core is a conservation area, first designated in 1969 and extended in 1982, and the parish has 53 listed buildings. Among them are timber-framed houses from the 16th and 17th centuries, later red-brick houses and cottages, and the Grade I buildings of the church and school. A kitchen in a house like this calls for patience rather than speed.

In a timber-framed or early brick building, nothing is square. We set the units to a true level, then scribe panels, plinths and worktops to the walls so the gaps disappear. Heavy wall cabinets need fixing into sound material, which in an old wall means finding it first. Painted shaker doors and solid oak, walnut or iroko worktops tend to sit well in older rooms, although quartz or granite is just as practical if you prefer stone.

Listed status covers the whole building, inside and out. Removing an old wall, cutting a new opening or fixing an extractor duct through a historic wall can all need listed building consent, so we look at these points at the survey before you spend money on units.

Lower ground, newer homes and how we work

Ground towards the Trent can flood from time to time. If your home is on lower ground, it is worth thinking about plinth heights, moisture-resistant carcasses and where sockets and the boiler sit when planning the new layout. For newer homes in either village the usual questions are simpler: whether to open the kitchen to the dining area, where an island would fit and how to get more storage out of the same floor area.

How much does a new kitchen cost here?

For a smaller kitchen where you supply the units, fitting usually costs from about £1,500 to £2,500. A full project in which we supply the kitchen and manage every trade can be several thousand pounds or several tens of thousands; the size of the room, the finish and the appliances make the biggest difference. Older and listed houses can take longer to fit, which the written quote will reflect.

Do I need permission to replace a kitchen in Repton or Willington?

The planning authority for both villages is South Derbyshire District Council. A like-for-like replacement in an unlisted house normally needs no planning permission. Taking out a load-bearing wall needs building regulations approval. In a listed building, work that affects its character, inside or out, may need listed building consent, and in Repton’s conservation area external changes such as new vents deserve a check first.

Our house is timber-framed and nothing is straight. Can you still fit modern units?

Yes. Modern units can be set level on adjustable legs, with plinths and end panels cut to follow the floor and walls. Worktops are templated from the fitted cabinets, not from a drawing. Where a wall cannot take heavy cabinets, open shelving or tall units standing on the floor are often better choices.

How long will the work take in an older property?

A fit-only job generally takes two to five days, and a full renovation with re-plumbing, rewiring and tiling one to three weeks. Period houses can sit towards the longer end because of the extra scribing and fixing, and any consent needed has to be in place before work begins.
