Hilton is a South Derbyshire village at the point where the A516 Derby Road meets the A50. It has two quite different sides. The old village is recorded in the Domesday Book and still has buildings such as Wakelyn Hall, a Grade II listed, half-timbered house dating from the 16th century. Most homes, though, stand on the former MoD depot, a 280-acre site that St Modwen took on under a development agreement granted in 1993 and that a run of national housebuilders then built out.

Estate houses: what usually changes

If your kitchen is still the one the developer put in, the layout was chosen to suit the plot and the price point rather than the way your household cooks and eats. The most common change we are asked to look at in houses of this kind is joining the kitchen to the dining room or family room to make one kitchen-diner. Some of those dividing walls are lightweight partitions; others carry floor joists or a wall above. We check which before anyone quotes for taking it out.

Other jobs that suit newer houses are moving the sink under the window, adding an island or peninsula where the room is wide enough, swapping a freestanding cooker for a built-in oven housing, and creating a utility space for the washing machine so it comes out of the main kitchen. Ground floors in houses of this age are often solid, so moving a sink a long way can mean a new waste route; we plan for that at the first visit.

Plenty of Hilton homeowners choose their own units from Howdens, Wren, Magnet, IKEA, B&Q, Wickes or an independent showroom and just want them fitted well. We check the delivery against the plan before the old kitchen comes out, so a missing end panel or wrong-handed door does not leave you without a sink for a week.

Older properties in the original village

The older houses and cottages around the historic core need a different approach. Walls are rarely straight and floors are rarely level, so units are packed and scribed to the wall, and worktops are templated to the real shape of the room rather than the measurements on a drawing. Solid timber worktops in oak, walnut or iroko often look right in these rooms; quartz and granite suit them too, provided the templating is done after the base units are fixed.

If your home is listed, alterations that affect its character can need listed building consent, even inside. We would always point that out before work is agreed.
