A town built on coal and iron

Clay Cross stands directly on the A61 about five miles south of Chesterfield, in the North East Derbyshire district. Its High Street follows the line of an older Roman road. The modern town took shape after George Stephenson found coal and iron while driving the North Midland Railway tunnel beneath it in 1837 and 1838; the Clay Cross Company followed in 1839, with pits, furnaces, brickworks and a foundry. Trains still run through that tunnel today, though the station closed in 1967.

From Stephenson cottages to new estates

The Stephenson company built more than 400 cottages for its workers, and they were unusually generous for the time, with four rooms where most miners had two. Even so, the kitchen in a house of that era was never designed for a fridge-freezer, dishwasher and washing machine side by side, so a refit often means rethinking where each appliance goes, adding a tall unit, or borrowing space from a former pantry or understairs cupboard.

Older still are a handful of sandstone houses, such as Holmgate House of 1727 and the eighteenth-century Deerleap Cottages, both listed. Thick stone walls are rarely straight, so worktops and end panels need scribing to the wall rather than butting up against it, and wall cabinets go up on fixings suited to stone or lime plaster rather than plasterboard plugs.

At the other end of the scale, the town has kept growing, with estates such as the Keepmoat homes approved off Coney Green Road in 2021. In a three- or four-bedroom house of that kind the question is usually upgrading the original kitchen, extending the run into the dining area or adding a breakfast bar.

A fit-only job is normally finished in two to five days. Where cables and pipes are being rerouted, walls made good and splashbacks tiled, plan for one to three weeks, with the noisy and dusty stripping-out stage done first so the rest of the house can settle down again.
