Borrowash, just over the Derby boundary

Borrowash lies immediately east of the Derby city boundary, in the Borough of Erewash. It shares a civil parish with Ockbrook, and for most of its history it was the smaller of the two, until it began to grow in the late nineteenth century and overtook its neighbour. The Derby Canal reached the village in 1796 and the railway in 1839; the station closed in 1966, and Spondon is now the nearest place to catch a train. Today the A52 dual carriageway runs between Borrowash and Ockbrook.

St Stephen’s Church on Station Road dates from 1899, and early in the twentieth century red-brick houses were built along Manor Road. The River Derwent runs along the southern side of the parish. Older brick houses, later expansion and a river to the south shape most of what we talk about when pricing a kitchen here.

Older red-brick houses

Houses from around 1900 often have suspended timber floors in the ground-floor rooms, sometimes with a concrete floor added in the kitchen at a later date. Before any units go down we check whether the floor is sound, level and ventilated underneath, because a soft joist under a full run of base units and a stone worktop will show itself within months as a gap at the wall. If boards need replacing or the floor needs levelling, it is far cheaper to do it with the room empty.

Rooms in these houses also tend to have a chimney breast that can be turned to advantage: a range cooker set into the recess, or a tall larder unit built into the alcove beside it. Old plaster is often softer and less even than in a newer house, so wall cabinets are fixed back to the masonry rather than trusted to the plaster.

Later homes, kitchen-diners and the Derwent

In the houses built after the older streets, the request we hear most is to merge a small kitchen with the dining room. That usually means a steel beam, so the opening needs building regulations approval before work starts. Once the space is open, a peninsula or a small island often makes more sense than a second full run of units.

The Environment Agency issues flood warnings for the River Derwent at Elvaston Castle Country Park, an area that includes the B5010 towards Borrowash. If your home is on the low side of the village nearer the river, it is worth choosing water-resistant flooring, legs and plinths that can be removed, and appliance connections kept up off the floor.

Our founder, Liam Taylor, has more than ten years in property and joinery. Our joiners handle the units and worktops, and partner electricians, plumbers and tilers come in for their parts of the job under the same quote.

Kitchen fitting questions — Borrowash

Do you cover Borrowash and the surrounding villages?

Yes. We work throughout Borrowash and across the parish into Ockbrook, as well as Draycott, Breaston, Elvaston, Thulston and Dale Abbey. Call 01332 215505 if you would like to check your address.

How much does a Borrowash kitchen cost to fit?

Fitting a smaller kitchen with units you already own generally costs from about £1,500 to £2,500. If we supply the kitchen and organise every trade, the total moves into several thousand pounds and can reach tens of thousands for a large room with premium worktops and appliances. Every quote is free and written after we have measured.

Is Borrowash covered by Derby City Council?

No. Borrowash is in Erewash, so Erewash Borough Council is the authority for planning and building control. A replacement kitchen in the same room does not need planning permission. Knocking through a load-bearing wall or building an extension needs building regulations approval. There is no conservation area in Borrowash itself, although Ockbrook has two.

Can you fit a heavy stone worktop in an older house?

Yes, but the floor and units must be able to take the weight. Quartz and granite are heavy, so we check the floor structure first, level the base units carefully and make sure the back wall is straight enough for the worktop to sit flat. Where the walls are badly out, a laminate or solid timber top can be the more forgiving choice.

How long does a kitchen take to install in Borrowash?

Fitting units you have bought typically takes two to five days. If the floor needs work, or the job includes new plumbing, rewiring and tiling, allow one to three weeks from strip-out to the last handle going on.
