Allestree, at the top of the city

Allestree is the most northerly ward in the city of Derby, about two miles from the centre along the A6. It was a separate parish until 1968, when it became part of the borough, and it now sits between Allestree Park to the north and Markeaton Park to the south, with the A38 and Darley Abbey along its eastern edge. Because it is inside the city, Derby City Council is the authority for planning and building control.

Derbyshire Joinery Specialists was started by Liam Taylor, who has over ten years in property and joinery, and our team works right across Allestree and the neighbouring parts of north-west Derby, including Darley Abbey, Markeaton and Mackworth, and out towards Kedleston.

Two building booms, two kinds of kitchen

Most of Allestree was built in two waves. The first, in the 1930s, filled the land around the old village centre. The second came in the 1960s and 1970s around Park Farm and Blenheim Drive, and Park Farm Shopping Centre opened in October 1963 to serve it.

In a 1930s house the kitchen was usually designed as a small working room at the back, with the family eating in a separate dining room. Plenty of owners now want those two rooms as one. If the dividing wall is structural it needs a steel or timber beam designed by an engineer and building regulations approval, and the new layout has to account for where the soil pipe and gas supply run. Once the opening is made, the extra space often allows a run of tall units, a peninsula with seating, or a range cooker where there was only room for a slot-in.

Houses from the 1960s and 1970s tend to have better-proportioned kitchens but dated layouts: a single long run, a boiler on the wall in the middle of it, and too few sockets. A replacement there is often a chance to move the sink under the window, box in or relocate pipework, and have the electrician add circuits for an induction hob and under-cabinet lighting. Homes of that age can also contain asbestos in old floor tiles or textured ceilings, so it is sensible to have anything suspect tested before the strip-out.

The old village and the conservation area

The historic core of Allestree around Park Lane, Cornhill and St Edmund’s Close has been a conservation area since September 1991, with the boundary extended in 1996. St Edmund’s Church dates back to the twelfth century, although much of it was rebuilt in the 1860s. To the west, the park of Allestree Hall forms part of the buffer zone of the Derwent Valley Mills World Heritage Site.

If your house is in the conservation area, a new kitchen inside is normally straightforward. Changes to the outside, such as a new flue, an extractor vent on a visible wall or replacement windows, are worth checking with Derby City Council before work starts. Older cottages in the village centre can have uneven walls and floors, so we allow time to scribe panels and level units properly.

Kitchen fitting questions — Allestree

Do you cover all of Allestree?

Yes, every part of it, from the old village to Park Farm and the streets off Duffield Road, plus Darley Abbey, Markeaton, Mackworth and Kedleston close by. Call 01332 215505 if you would like to check a postcode.

How much should I budget for a kitchen in Allestree?

For a smaller kitchen where you have bought the units yourself, fitting alone is typically somewhere between £1,500 and £2,500. A complete job where we supply everything and our partner electrician, plumber and tiler work alongside the joiners costs several thousand pounds at the lower end and can reach tens of thousands for a large room with high-end worktops and appliances. Your written quote after the visit gives the real number.

Will I need planning permission or building regulations?

Allestree is within Derby, so Derby City Council is the authority. Like-for-like kitchen replacement generally needs neither planning permission nor building regulations approval. Knocking the kitchen through to the dining room, adding a new drainage run or moving a gas appliance will bring in building regulations, and external changes in the conservation area may need checking first.

Can you join the kitchen and dining room in a 1930s semi?

Usually, yes. The wall between them is often load-bearing, so an engineer specifies the beam and building control signs it off. We then plan the kitchen around the larger room and move the water, waste and power to suit the new layout.

How long will I be without a working kitchen?

For a fit-only job it is usually two to five days. Where the plumbing is rerouted, the room rewired and new tiling added, expect one to three weeks. Setting up a kettle, microwave and washing-up bowl in another room for that period makes the wait much easier.
