A village outside the city line

Quarndon lies roughly a mile north of Allestree, on higher ground with Kedleston Park and Hall to the west. Although it feels like the edge of Derby, it is a separate civil parish in the Amber Valley district, so Amber Valley Borough Council, not Derby City Council, deals with planning in the village.

It was once known as a spa. Its iron-rich chalybeate spring drew visitors including Daniel Defoe, who came in 1727, and the stone Chalybeate Well House still stands, listed at Grade II, although the well itself ran dry in 1903. St Paul’s Church was built in 1872 to 1874. We cover the whole parish and the countryside villages around it, including Kedleston, Mackworth, Kirk Langley and Muggington.

Houses from the 1931 Great Sale and after

The village changed in 1931, when the Kedleston Estate held a large sale of land to pay death duties. A building boom followed, with large detached houses going up mainly on Burley Lane and Burley Drive. After the Second World War more homes were added in new cul-de-sacs off the main roads, along with infill plots and rebuilds.

In the bigger detached houses the kitchen is often a generous room, or one that owners want to combine with a breakfast room or utility to make a family kitchen. That opens up options that a smaller house cannot take: an island with a hob or sink, a bank of tall units with integrated ovens and fridge-freezer, a separate pantry cupboard, or a mix of quartz on the main runs and solid oak or walnut on the island. An island with a sink or hob needs its supply and waste routed under the floor, so we look at the floor construction at the survey to see what is possible.

Among the oldest buildings in the parish are late eighteenth century red brick properties such as Hall Cottages and The Grange. In houses of that age, walls lean and floors fall, so units need careful levelling and worktops and end panels are scribed to the walls. Cornices and plinths often have to be cut to follow lines that are not straight.

Conservation area rules in Quarndon

Quarndon has been a conservation area since 28 October 1994, and the parish contains ten listed buildings. Internal kitchen work in an unlisted house normally needs no consent. It is the outside that needs thought: extractor ducting through a wall facing the road, a new window or door, or an extension to make room for a kitchen-diner can all need permission from Amber Valley Borough Council. If your home is listed, internal alterations can need listed building consent too.

Liam Taylor, who founded the business and has more than a decade in property and joinery, will point out at the visit anything in your plans that is likely to need consent, so you can check with the council before ordering.

Kitchen fitting questions — Quarndon

Do you work in Quarndon and the villages around it?

Yes. We cover Quarndon itself and nearby Kedleston, Mackworth, Kirk Langley and Muggington. To check your address, phone 01332 215505.

What is a realistic price for a kitchen in a larger Quarndon house?

Our lowest prices are for fitting units you have bought yourself, which starts at roughly £1,500 to £2,500 for a smaller room. In a larger kitchen with an island, stone or solid timber worktops, integrated appliances and our partner electrician, plumber and tiler involved, the cost rises from several thousand pounds into tens of thousands. We price each job in writing after a site visit.

Which council handles planning for Quarndon?

Amber Valley Borough Council, as Quarndon is outside the Derby city boundary. Replacing a kitchen inside the house does not normally need planning permission, but the village is a conservation area, so external changes may. Structural alterations, new drainage and moving gas appliances need building regulations approval, and listed homes may need listed building consent.

Can you fit an island with a hob or sink?

Yes, if the room is large enough to leave a comfortable walkway round it. A sink needs a waste run with enough fall and a hob needs a dedicated circuit and some way of extracting steam, either a ceiling extractor or a downdraft unit. Our joiners build the island itself and the services are brought to it before the worktop goes on.

Are solid wood worktops a good choice?

Oak, walnut and iroko give warmth and suit both older cottages and larger family kitchens. They need oiling from time to time and are best kept away from constant water, so many people use timber on an island or breakfast bar and quartz or granite around the sink.
