A Leicestershire town with a Derby postcode

Castle Donington is in North West Leicestershire, on the edge of the National Forest, but its DE74 postcode ties it to Derby. East Midlands Airport, opened in 1965, sits just outside the town, and Donington Park circuit, home of the Download Festival, is close by. A market charter was granted in 1278, and the old centre grew up along Borough Street, Bondgate and Clapgun Street, with the castle site on Castle Hill at the eastern end of Borough Street.

Two very different kinds of house make up most of our enquiries here: historic buildings in the conservation area, and family homes on the newer estates. Each needs a different approach to the fit.

Planning a kitchen in Castle Donington? We will come out, measure and look at the walls, floor and services, then send a written price you can take your time over.

Kitchens in the conservation area

The conservation area contains more than fifty listed buildings, from late-medieval timber-framed cottages to Georgian town houses and Victorian shops, mostly in red brick under Welsh slate or clay tile roofs. Several properties on Clapgun Street have medieval cores behind later fronts. In buildings like these the kitchen is often at the back, with walls that lean and floors that fall.

Many of the older buildings are two or three storeys, and on the shopping streets some have commercial space at ground level with living accommodation above. That can put the kitchen on an upper floor or in a rear wing reached by a narrow stair, so we measure the route in as well as the room before a tall larder or a long worktop is ordered.

That calls for joinery more than flat-pack assembly. We scribe panels to the walls, set the plinth to read straight even where the floor is not, and choose wall fixings to suit old brick or soft plaster. A freestanding dresser or butcher’s block can work better than fitted wall units in a room with a beamed ceiling or a sloping wall. If your house is listed, check with the council before removing anything original, as alterations that affect a listed building’s character need listed building consent.

Newer homes off Park Lane

The town has grown well beyond its old centre, including newer estates off Park Lane with two, three and four-bedroom homes. These are usually planned around an open-plan kitchen-diner, and owners commonly want to upgrade what the builder fitted: a stone worktop in place of laminate, an island, more tall storage, or stronger extraction for a room that doubles as living space.

Liam Taylor started the business with more than a decade in property and joinery behind him, and the set-up is simple. Our joiners fit the cabinetry and worktops, partner electricians, plumbers and tilers deal with their own trades, and you have a single quote covering the lot.

Kitchen fitting questions — Castle Donington

Do you travel to Castle Donington from Derby?

Yes. Castle Donington and the villages around it are part of our area, including Kegworth, Hemington, Lockington, Diseworth and Isley Walton. Call 01332 215505 to check your address.

How much does a kitchen fit cost in Castle Donington?

For a smaller kitchen where you have bought the units, fitting usually costs about £1,500 to £2,500. A full supply-and-fit with every trade involved starts at several thousand pounds and can run into tens of thousands for a large kitchen-diner with high-end appliances. We quote in writing once we have measured.

Which council deals with planning for a Castle Donington kitchen?

Although the postcode is Derby, Castle Donington is in Leicestershire, so planning sits with North West Leicestershire District Council, which also runs a building control service. A new kitchen in the existing room does not normally need planning permission. Listed buildings may need listed building consent, and structural work such as removing a load-bearing wall needs building regulations approval.

Can you fit a kitchen in a timber-framed or early brick house?

Yes. Walls in these buildings are rarely flat, so we template worktops, scribe fillers and end panels, and level every base unit individually. We also look at what the walls are made of before hanging heavy cabinets, and suggest open shelving or a freestanding piece where a fixed cabinet would fight the structure.

We have a newer house. Can you change the kitchen the builder fitted?

Yes. Upgrading worktops, adding an island or replacing the whole kitchen is straightforward in most new homes. If the house is still in its first few years, check your builder’s warranty and close off any snagging with the developer first, so it is clear which issues were there before we started.
