Derby’s western suburbs
Mickleover and Littleover were both separate parishes until 1 April 1968, when they were merged into Derby. Today Derby City Council is the authority for both. Mickleover lies about two miles west of the city centre, with its oldest streets along Uttoxeter Road around All Saints Church, and the A516 and A38 bypass, opened in 1975, running past it. Littleover is to the south-west, strung along Burton Road, which follows the line of a Roman road into the city, with St Peter’s Church at the heart of the old village.

What the housing means for your kitchen
Littleover grew quickly between the wars, and an aerial photograph taken in June 1933 already shows new streets of housing spreading across Littleover and Normanton. In a house of that period the kitchen is normally at the back, with a dining room alongside and sometimes a pantry under the stairs. Joining kitchen and dining room is the most common way to gain space, and it nearly always involves a structural wall, a beam and building regulations approval. The other option is to rework the existing room with taller wall units, a narrower dishwasher or a corner carousel so the same footprint holds far more.
Mickleover has some unusual newer housing. The former Pastures Hospital, opened in 1851 as the county mental hospital and closed in 1994, was converted into homes, and the old Bishop Lonsdale College site made way for nearly 700 new houses after the campus closed in 2007. Conversions of large Victorian buildings can have high ceilings and tall windows that change how a kitchen is planned: wall units may need to be taller or replaced with open shelving, and a run under a deep window sill needs careful setting out. In any flat, check whether the lease or management company needs to approve the work, especially if pipework or wiring will move.
On the more recent estates, including Heatherton on the south-western side of Littleover, many owners are replacing the kitchen the developer originally installed. These are usually square rooms with level floors, which keeps fitting time down, and the usual changes are a better worktop, more drawers, an island or peninsula, and extra sockets.
Old Mickleover and planning points
The village core of Mickleover has been a conservation area since March 1975. It includes seventeenth century timber-framed buildings such as 4 The Hollow and the Old Hall in Orchard Street, where the square-panelled frame is exposed with red brick infill. Inside a building like that, nothing is straight, and any work to a listed building may need consent from Derby City Council before it starts.

Do I need approval from the council?
Both suburbs are in Derby, so Derby City Council handles planning and building control. A like-for-like kitchen replacement usually needs no approval. Removing a load-bearing wall, adding new drainage or relocating a gas hob or boiler needs building regulations sign-off. In Mickleover’s conservation area, outside changes such as vents or windows can need permission, and listed buildings need consent for many internal changes too.
Can you replace a builder’s kitchen in a newer home?
Yes. Developer kitchens are usually chosen to a standard budget, and replacing them is a common way to add better storage, a more durable worktop and a layout that suits the household. If the house is still within any new-build warranty period, check the terms before making changes to plumbing or electrics.
I live in a converted flat. Is a kitchen fit any different?
The fitting itself is similar, but access, parking and working hours may be set by the management company, and the lease may require permission for alterations. High ceilings and tall windows in converted buildings also affect where wall units can go, so we plan the layout around them at the survey.
