Bolsover and the villages we cover

Bolsover is the administrative centre of Bolsover District, about six miles east of Chesterfield off the A632, with the M1 reached at Junction 29A. The castle stands on a steep promontory on the west side of town, looking out over open fields; the present building dates from the early seventeenth century and sits on the remains of a twelfth-century castle. Coal shaped the place for generations, and Bolsover Colliery closed in 1993.

Old town, model village and new estates

Bolsover is one of only two medieval planned market towns in Derbyshire, and its grid of streets has been a conservation area since 1971, with Article 4 directions that bring some normally permitted external changes under planning control. Many older buildings are in the creamy-yellow magnesian limestone that the district is known for. Inside an older stone house, expect thick walls that wander out of plumb, deep window reveals and floors that have settled over a long time. Worktops and filler panels are scribed to the actual wall, not a straight line, and wall units are hung on fixings chosen for masonry.

New Bolsover is different again. The Bolsover Colliery Company built the model village in the 1890s to house its workforce, in red brick terraces of two storeys with attics, and the houses are Grade II listed. Listed status covers the interior as well as the outside, so taking out a chimney breast, moving a wall or cutting a new extractor vent through the brickwork can need listed building consent. A like-for-like replacement of units is a different matter, but it is worth checking before anything is designed.

On the edge of town, a large housing scheme on land between Welbeck Road, Marlpit Lane and Oxcroft Lane has had further phases approved. Kitchens in new houses of this kind are usually open to a dining area, and most owners who change them are after better worktops, more drawers or an island.

Fitting the kitchen

We fit kitchens from Howdens, Wren, Magnet, IKEA, B&Q, Wickes and independent makers, or supply the full kitchen ourselves. Worktops come in laminate, quartz, granite, solid surface, and solid oak, walnut or iroko; a timber top can suit a stone cottage well if you are happy to oil it. Our joiners do the cabinetry and worktops, while partner electricians, plumbers and tilers from Derbyshire Specialists Group take care of their parts, with one person managing the lot. Liam Taylor started the business on the strength of more than ten years in property and joinery, and the survey is where details such as wall thickness, damp and floor levels get looked at, well before the first unit goes in.

Who do I ask about planning or building regulations?

Bolsover District Council is the planning authority. Replacing a kitchen in the existing room does not normally need planning permission, but removing a load-bearing wall or extending will need building regulations approval, which the council provides through the Derbyshire Building Control Partnership. In the town’s conservation area, Article 4 directions mean some external changes need permission, and in a listed building such as the New Bolsover terraces, listed building consent may be needed for internal alterations.

Can you fit a kitchen in an old stone cottage with uneven walls?

Yes. We scribe worktops, end panels and cornice to follow the wall, pack and level base units off the floor rather than the wall line, and use fixings rated for stone. Hand-built filler pieces cover gaps that factory panels cannot.

We live in New Bolsover. Can we still get a modern kitchen?

Yes, provided the work respects the listing. Modern units and appliances can usually go into the existing room; the points to raise with the council first are anything that removes historic fabric, such as walls, fireplaces or original joinery, or that changes the outside, such as a new vent or window.
